Income Requirements

• At least 2.5x the monthly rent: Criteria Met
• 0.5x – 2.49x the monthly rent: Criteria Met with Co-Signer
• Less than 0.5x the monthly rent: Criteria Not Met

Credit History

Credit Score:

• 600 or higher: Criteria Met
• 499 – 599: Criteria Met with Co-Signer or Increased Security Deposit
• 498 or lower: Criteria Not Met
• No Credit Score: May be considered with a co-signer.

Other Credit Considerations:

• Open Bankruptcies: Not Accepted
• Discharged Bankruptcies (within 5 years): May require increased deposit
• 100% Accounts in Good Standing: Criteria Met
• 50%–99%: Criteria Met with Co-Signer or Increased Deposit
• Below 50%: Criteria Not Met
• One or more Accounts in Collections: Criteria Met with Co-Signer or Increased Deposit
• Two or more Accounts in Collections: Criteria Not Met
• (Medical and student loan accounts excluded)

Rental History

• Landlord judgments within the past 5 years: Criteria Met with Co-Signer or Increased Deposit

Criminal Background Check

Felony Offenses: Certain drug, alcohol, fraud, property, person, and violent crimes may result in denial.

Misdemeanor Offenses: May result in denial or require manual review.

Registries:

• Sex Offender Registry: Criteria Not Met
• OFAC/Terrorist Database: Criteria Not Met

Identification

Applicants must present a valid, government-issued photo ID.
